June 24, 2002 Minutes

Attendee's:  Fran Tendall, Bob Arch, Mike Washington, Mike Roynan, Bill Turner, and John Genovese (VP, Fieldstone Assoc.)

This was our inaugural Skippack Ridge Community Association Board of Directors meeting held at Fran Tendall's home.  Topics addressed included:

  • Ratification of elected officials to the Skippack Ridge Board of Directors for the year 2002-2003 including:

     

    • Fran Tendall, President

    • Bob Arch, Vice President

    • Mike Washington, Treasurer

    • Mike Roynan, Legal Counsel

    • Bill Turner, Secretary

      

  • An interest-bearing Money Market account was opened in the name of Skippack Ridge Community Association at Harleysville National Bank.  Monies collected by Fieldstone Associates from the 53 homeowners during the initial home purchase phase was released to the Skippack Ridge Community Association Board of Directors and deposited into this account. 

  • Our Skippack Ridge Board Treasurer will track all revenues and expenses in a financial software package; this information is available to homeowners/members of our Community Association upon request. 

  • A Lock Box was established by the Board of Directors and is located at the US Post Office located at Skippack Pike and Forty Foot Rd. in Skippack.  All future US Mail correspondence to the Skippack Ridge Community Association Board of Directors should be made via this Lock Box address:

  • Annual Skippack Ridge Community Association dues were discussed briefly.  Details included:

  • Dues may be mailed to the above address or delivered to the Skippack Ridge Community Association's Treasurer. 

  • Bills will be distributed in the month of ???

  • Bills are due by ???

  • Late payment penalties include ???

  • A Property & Liability policy was established w/ State Farm Insurance for the fiscal year 2002.  Policy coverage (based on 53 units) includes:

  • John Genovese, VP Fieldstone Associates, presented/relinquished to the Skippack Ridge Community Association the following:

     

    • Skippack Ridge Community Association By-Laws

    • Area / Community Plans and BluePrints

    • Statement regarding street tree warranty:

      • Fieldstone Associates has received a 1 year guarantee, from Cedar Hill, on all street trees throughout the community

      • Skippack Ridge Community Association has received an 18 month guarantee, from Fieldstone Associates, on all street trees throughout the community -- Fieldstone's warranty period (to Skippack Ridge) begins at the end of the warranty period between Cedar Hill and Fieldstone    

    • Resignation of Art Corsini, past President of Skippack Ridge Community Association 

  • Skippack Ridge WEBsite information was presented by Bill Turner.  His findings included:

  • Several Web Hosting Services were reviewed for features, functionality, and low cost.  Bill identified a reputable, less expensive Web Hosting service, WWW.ICDSOFT.COM , which offers approximately 3 times the value other hosting services offer for a grand total of $65 / year.

  • The $65 includes all fee's - including the annual domain name (www.skippackridge.com) registration fee of $5... and the monthly WEB Hosting fee of $5.   The next cheapest fee he found for domain registration was $15/year & $5.95/month for web hosting.

  • http://WWW.ICDSOFT.COM     received the HIGHEST ratings in it's price class on www.webhostingratings.com - an independant ratings firm. Bill initiated the 1 year contract on Wednesday June 25, 2002 -- received the invoice, and submitted to SRCA (that's Skippack Ridge Comm. Assoc.) for re-imbursement -- via U.S. Mail to our LockBox. 

  • Total website related costs to each homeowner in Skippack Ridge equates to approximately: 10 cents / month    --     or $1.20  /  year !!!

  • He designed and built  the actual site (free of charge) shortly after receiving the domain name approval.

  • Issues/topics raised and discussed regarding the "Community" at large included:

    • Adverse Consent; this is a legal issue regarding a homeowner's adjacent common ground - and whether or not the homeowner gains legal possession of that common ground after a period of maintianing it.  Mike Roynan, our Legal Counsel  for the Skippack Ridge Community Association, is investigating the specifics and will report back in the August 2002 Board meeting.

    • The issue relating to "natural landscape debris" surfaced and is being investigated by both the Skippack Ridge Board of Directors -and- John Genovese, VP Fieldstone Associates.  Apparently, during the clearing phase of the development - several areas including backyards along Mountaintop Road between the Hartman's and the Nguyen's, is littered w/ natural landscape debris.

    • Fran Tendall distributed a formal, Pre-Dedication Punch List document which addressed 24 items relating to the status of the public improvements completed by Fieldstone Associates in conjunction with the Skippack Ridge subdivision.  This document is available, upon request to the Skippack Ridge Community Association Board of Directors.

    • Bids will be solicited for the summer/winter maintenance of all common grounds.  It was suggested that hedgerows be planted on steep slopes throughout the community to reduce the risk of accidental injury. 

    • The sensitive issue relating to curbing pets was discussed.  John Genovese, VP Fieldstone Associates, offered to supply us w/ both the local and state statutes governing this topic.  They will be published at a later date.  It was surfaced that, in general, folks have listened and are sensitive to cleaning up after their pets on the common grounds.  Thank you for this effort.
