The October 2002 Skippack Ridge
Community Association Board of Directors
meeting was held at Bob Arch's home. Attendee's included Bob Arch, Mike Roynan, Fran
Tendall, Bill Turner, Mike Washington and community members Diane Hartman & Randy
Hartman, Cindy Vandermeys & Gerry Vandermeys.
Topics addressed included:

Issue:
Lot 30, Quan and Jessica Nguyen:
One of their trees was damaged in a recent thunderstorm; they
would like to know if their landscapers could take the tree down.
Resolution:
Fran called Greg w/Cedar Hill Landscaping; has not heard back
from him.

Issue:
Poor drainage of the retention basin between lots 11 and 12.
Resolution:
Bill Turner contacted John Genovese and Joe Thoma of Fieldstone.
They acted promptly to send out an architect to propose
solution. A stone layer was installed around the retention basin
to allow for better drainage. This
has seemed to correct the problem so far.

Issue:
Heavy drainage is causing large grooves and erosion in the dirt around
neighborhood properties.
Resolution:
This was deemed an act of
nature and resolution should be by individual homeowner's aggressively
seeding these area's.

Issue:
Fieldstone’s trailer axle is still on development property ~
near front entrance.
Resolution:
Fran will contact Fieldstone to have it removed.

Approved:
Randy & Diane Hartman’s request for the installation of a shed.
The proposed shed is 10’x12’ and will be located at the
right hand corner of their property.
approval letter will be distributed to the
Hartman's.

Arch has received several estimates from landscaping contractors for
the maintenance of all common areas:

Cedar Hill
2)
3)
Forever Young
Options
and pricing are being reviewed by the Board of Directors at this
time. Mike Washington will be including these figures in his
cash flow analysis (see later bullet)

Issue:
18 month warranty on street trees needs to be addressed.
Several trees throughout the development are in very poor shape (and
dead). These tree's need replacement - preferrably during the
fall of 2002.
Resolution:
Bob Arch will follow-up with Fieldstone and Cedar Hil with this
request.

Mike
Washington will perform a cash flow analysis on 2003 association
revenues and estimated expenses.

Issue:
Gazebo clean up.
Resolution:
Diane Hartman suggestion that we have a childrens's party to
clean up the gazebo w/ a contest, prizes, etc.

Issue:
There have been a number of anonymous complaints regarding
homeowner’s pets wandering loose in the neighborhood.
Resolution:
ALL pets must be leashed when off of their homeowner’s
property.

Mike
Washington will distribute letter/invoice for annual homeowner's
association fee at the beginning of January 2003. The annual fee
is due on February 15th, 2003 ~ a 15% late fee will be assesed if the
fee is not received within 30 days.
