The November 2002 Skippack Ridge
Community Association Board of Directors
meeting was held at Bill Turner's home. Attendee's included Bob Arch, Mike Roynan, Fran
Tendall, Bill Turner, Mike Washington and community member Ray Geissel.
Topics addressed included:

leaving
annual dues as is ($240/year) and borrow from our cash reserves

beginning in January 2004, initiate a phased increase (eg. $40 more
/ year)

increase annual dues to accommodate annual expenses and avoid
borrowing from any cash reserves

The
Board has drafted/approved a letter soliciting each homeowner's annual association fee's.
This letter contains complete instructions for payment and will be distributed to each homeowner
in January 2003. The annual fee of $240 is due by February 15th, 2003 ~ a 15% late fee will be
assessed if the
fee is not received within 30 days.

Issue:
Fieldstone originally installed wooden corner fences on some lots. These
fences were a pre-requisite to having the community dedicated to the
township. Some folks have asked if they may remove these
fences.
Resolution:
The Skippack Ridge Board of Directors has authorized removal of these fences
pending approval
from your next door neighbor!

Issue:
It's been rumored that Fieldstone may have dedicated Skippack Ridge to Skippack
Township in September, 2002. We are unclear on this transaction.
Resolution:
Mike Roynan will contact the township regarding this matter. He
will also research the deed which may be turned over to the Skippack
Ridge Community Association.

Issue:
Lot 30, Quan and Jessica Nguyen:
One of the trees on their adjacent common ground was struck by
lightning and damaged ~ leaving a potentially hazardous situation;
they've asked to have this precarious situation rectified by having
the association pay the nominal fee to prune the damaged tree.
Resolution:
Fran and Bob Arch have placed multiple calls into Cedar Hill
Landscaping but have not received any feedback. This matter is
still under investigation.

The
Board of Directors is in the process of assessing the various estimates
received from landscaping contractors for
the maintenance of all common areas. The preferred vendor list
includes:

Issue:
Our 18 month warranty on street trees needs to be addressed.
Several trees throughout the development are in very poor shape (and
dead). These tree's need replacement.
Resolution:
Bob Arch will follow-up with Fieldstone and Cedar Hil with this
request.

Issue:
A continuance of poor drainage in the retention basin between lots 11 and
12 .
Resolution:
Bill Turner will contact John Genovese and Joe Thoma of Fieldstone
once again. To date, a stone layer has been installed around the retention basin
to allow for better drainage.

Issue:
Trailer axle on development property ~
near front entrance.
Resolution:
Fran contacted Fieldstone; they removed the trailer axle.
