December 3, 2002 Minutes

The December 2002 Skippack Ridge Community Association Board of Directors meeting was held at Fran Tendall's home.  Attendee's included  Bob Arch, Mike Roynan, Fran Tendall, Bill Turner, and Mike Washington.

Topics addressed included:

  • The Skippack Ridge Community Association would like to extend warm wishes to everyone for a safe and happy holiday season!!!

  • Minutes of November 2002 meeting approved.

  • Regarding the Skippack Ridge Community Association's annual expenditures ~ Mike Washington prepared and distributed multiple cash flow analysis spreadsheets, each representing different scenarios, which were analyzed and reviewed extensively.

    • The Board of Directors voted (4-1) to maintain the individual annual association fee of $240 per household for the period 1/1/2003 -- 12/31/2003

    • In doing so, the Board anticipates a deficit of approximately $5,000+ for the period 1/1/2003 -- 12/31/2003.  Funds required to offset this deficit will be extracted from the Associations cash reserve fund which currently stands at approximately $26,400. 

    • The Board is proposing an $8 per month increase (to approx. $340/yr.) in individual annual association fee's for the year 1/1/2004 -- 12/31/2004.  This decision will be made by the elected 2003 Board of Directors.

  • John Genovese, VP Fieldstone Assoc., was contacted by the Skippack Ridge Board of Directors regarding the replacement of dead trees around the community.  In response, Mr. Genovese stated that Fieldstone Associates will replace the dead trees "if" the township enforces the request under the existing enforcement bond.  It should be noted that in the June 24, 2002 Board of Directors meeting (click here for minutes) John Genovese committed to following:

  • Statement regarding street tree warranty:

    • Fieldstone Associates has received a 1 year guarantee, from Cedar Hill, on all street trees throughout the community

    • Skippack Ridge Community Association has received an 18 month guarantee, from Fieldstone Associates, on all street trees throughout the community -- Fieldstone's warranty period (to Skippack Ridge) begins at the end of the warranty period between Cedar Hill and Fieldstone    

  • On October 3rd, 2002, the Skippack Ridge Community Association received a letter from John Genovese, VP Fieldstone Assoc., stating that Skippack Township recorded the resolution to accept dedication of public improvements.  The community is now dedicated to the township. 

  • Issue: Lot 30, Quan and Jessica Nguyen:  One of the trees on their adjacent common ground was struck by lightning and damaged ~ leaving a potentially hazardous situation; they've asked to have this precarious situation rectified by having the association pay the nominal fee to prune the damaged tree. 

    Resolution:  Providence Landscaping has been contacted to correct the damaged tree issue.  Bob Arch is working out the contract and final details.

  • The Board has drafted/approved a letter soliciting each homeowner's annual association fee's.  This letter contains complete instructions for payment and will be distributed to each homeowner in January 2003.  The annual fee of $240 is due by February 15th, 2003 ~ a 15% late fee will be assessed if the fee is not received within 30 days.

  • The Board of Directors is in the process of assessing the various estimates received from landscaping contractors for the maintenance of all common areas.  The preferred vendor list includes:

  • Providence Landscaping Co.

  • Forever Young

  • Cedar Hill

  • Issue:  A continuance of poor drainage in the retention basin between lots 11 and 12 .

    Resolution: The Board of Directors contacted Joe Thoma of Fieldstone regarding the poor drainage issue.  Joe visited the site himself and followed up with a phone call.  He verified the pooling of water (after a rain the day before) and the fact that the pooled water was below the drain pipe ~ a non-viable solution.  Joe assured us that Fieldstone will resolve this problem. How and when are still outstanding.

     

  • Issue:  Randy & Bonnie Pard submitted a detailed, written request to have a fence installed in their backyard.  

    Resolution:  The Board of Directors authorized the installation of the fence.

  • The Board of Directors would like to introduce:

     

    • an amendment to the existing Declarations to elect up to 5 new Board of Directors each year.  The current Declaration designates at least 2 current Board members serve a 2 year period for transition purposes.  We feel that we can resolve this by holding an earlier Board of Director nomination/election and conducting at least one transition meeting whereby existing Board Members can provide sufficient transition to newly elected Board members.

     

    • the assemblance of Community Committee's - Fran Tendall will be organizing this effort which will help coordinate, facilitate, and possibly subsidize community-wide events including picnics, events, clean-up, etc. etc. etc.
