February 4, 2003 Minutes

 

The February 2003 Skippack Ridge Community Association Board of Directors meeting was held at Mike Washington's home.  Attendee's included  Bob Arch, Mike Roynan, Fran Tendall, Bill Turner, Mike Washington, and Joe & Lori Cooney.

 

Topics addressed included:

  • Minutes of January 2003 meeting approved.

  • We have reserved the Skippack Township Building for our Tuesday April 1, 2003 annual Skippack Ridge Community Meeting.  New, 2003 Skippack Ridge Board of Director Nominee's will be identified at this time.  Elections for the new Board will also be conducted at this meeting.

  • Nominations for the 2003-2004 Skippack Ridge Board of Directors are now being accepted.  You may submit your nominations to the current Board by clicking this e-mail link: Board@SkippackRidge.com or by sending via U.S. Mail to:

  • The snow-removal team of Brendan & Anastasia has received accolades from various community folks on their efforts to clear the common ground sidewalks of snow.  Thank you Brendan & Anastasia.  Please click Snow Removal Policy to review our guidelines for ensuring timely clearance of snow from the common ground sidewalks.

  • Issue: Buck Hollow Road has not been cleared of snow by the township.  This is affecting 2 homeowners in Skippack Ridge.

    Resolution:  The Board of Directors contacted the township; the township acknowledged a mistake on their behalf and will instruct the Township Snow Removal crew to clear Buck Hollow Road

     

  • The Board has drafted/approved a letter soliciting each homeowner's annual association fee's.  This letter contains complete instructions for payment and was distributed to each homeowner in January 2003.  The annual fee of $240 is due by February 15th, 2003 ~ a 15% late fee will be assessed if the fee is not received within 30 days.

  • Issue: Lot 30, Quan and Jessica Nguyen:  One of the trees on their adjacent common ground was struck by lightning and damaged ~ leaving a potentially hazardous situation; they've asked to have this precarious situation rectified by having the association pay the nominal fee to prune the damaged tree. 

    Resolution:  Providence Landscaping has resolved this issue.

  • A cleanup committee / effort will be organized by the Board of Directors in the Spring, 2003.  Trash spewed along the silt fence barrier along Mountaintop Drive will be cleared by the committee.

  • The Board of Directors will contact the township and follow up on the Silt Fence barrier removal ~ the fence is located down the slope along Mountaintop Drive. 

  • The Skippack Ridge Community Association Board of Directors received "The Deed of Dedication" from Fieldstone Associates ~ on February 4, 2003.

  • A suggestion was made to enhance the www.SkippackRidge.com website w/ a Frequently Asked Questions page (FAQ).

  • Property Improvement Requests

     

    • Barb & Marlene's request for the installation of a shed was reviewed and approved

    • Peggy Davis's request for the installation of a Quaker-style tool shed and vinyl fence was reviewed and approved

    • Tom & Collette Scott's request for the planting of dwarf flowering and fruit tree's was reviewed and approved

     

  • Now that Spring time is just around the corner, many of you are probably planning to enhance your grounds w/ structures.  Please submit any requests for sheds, fences, satellite dishes, etc. to the Board@SkippackRidge.com.  We all need to respect one another's property and by receiving approval on any planned enhancements, you'll avoid potential conflicts w/ the community at large. 

  • The following Fieldstone-related items will be addressed in early Spring, 2003: In a follow-up  to John Genovese's statement regarding tree replacement and water retention basin corrections:

     

    Mr. Genovese stated that Fieldstone Associates will replace the dead trees "if" the township enforces the request under the existing enforcement bond.  It should be noted that in the June 24, 2002 Board of Directors meeting (click here for minutes) John Genovese committed to following:

  • Statement regarding street tree warranty:

    • Fieldstone Associates has received a 1 year guarantee, from Cedar Hill, on all street trees throughout the community

     

    • Skippack Ridge Community Association has received an 18 month guarantee, from Fieldstone Associates, on all street trees throughout the community -- Fieldstone's warranty period (to Skippack Ridge) begins at the end of the warranty period between Cedar Hill and Fieldstone 

     

  • Mike Roynan parlayed the following information:  Chris Badali, Esq. (832 Mountaintop Dr.) contacted a Skippack Township engineer; the township is aware of the dead trees and the problematic water retention basin and  stated that they will direct Fieldstone Associates to have these problems resolved in a timely manner
