January 6, 2004 Minutes

The January 6, 2004 Skippack Ridge Community Association Board of Directors meeting was held at Barb Hallman's house.  Attendees included Barb Hallman, Jim Klementisz, Mike Washington, Mike Roynan, and John Pritchard.

Topics addressed included:

  • Minutes of October 2003 meeting approved.

  • Our community wide Tree Replacement issue was reviewed.  The board reviewed a copy of a letter received from Fieldstone's Joe Thoma.  Basically the letter says that Fieldstone has demanded Cedar Hill acknowledge their responsibility to replace the dead trees within our community. Since the winter has arrived Cedar Hill must replace the trees within the first two weeks of acceptable weather this spring.  If Cedar Hill does not acknowledge their responsibility, Fieldstone Associates will find a third party to replace the trees.  The board will draft a letter to Joe Thoma; acknowledging the receipt of the letter and thanking him for his actions.  Additionally the letter will state our preference on how to handle the issue and will include another copy of the tree placement memo for clarification of the location and number of trees.

  • Community Newsletter - Barb Hallman will draft a letter to the community to be distributed at the end of the Januuary 2004. The letter will include the following topics:

  • A reminder to homeowners thinking of spring projects ~ to review the by-laws on requirements for structures like sheds, fences and planting prior to making final arrangements.

    • Plus a reminder that if construction work is being done ~ the walking path is not to be used by construction vehicles.

  • The first notice for the April Community Board Meeting will be included.

    • Suggestion for agenda items for the April board meeting.

    • Suggestions for nominations for 2 replacement board members can be sent to John Pritchard at 4440 Mountain Laurel Circle or to John's eMail address: John.Pritchard@skippackridge.com

  • The current status of the tree replacement issue.

  • Finally the news letter will include a survey asking the community if they would like to form Advisory Panels that would report into the Board and make suggestions on how to handle issues like landscaping, by-laws, gatherings, etc.

  • Jim Klementisz reviewed the status of the landscaping contract for next year.

    • Of the 4 landscapers that were contacted only 2 made initial contact back to Jim.  The existing contactor; Providence Landscaping was awarded the contract for 2004.

    • Mulching would be determined based on the community survey.

  • Mike Washington reviewed the 2004 budget, a copy will be posted on our Skippack Ridge website Operating Budget page.  Eight of the 53 homeowner’s dues have been received.  A reminder to the community that dues must be received by February 15th, in the amount of $375.00.  Dues must be mailed to: P.O. Box 1411 Skippack, PA 19474.

  • The tentative date for our next community meeting will be Tuesday, April 20th at the community room in the Skippack Township building.  Jim Klementisz will contact the township to make reservations.
