Treasurer’s Update: Financial
report was distributed showing all incoming and outgoing expenses to
date this year. There were some extra expenses this summer which
included seal coating of path and removal/replacement of several
trees. We are still under budget for the year.
2 homes still have outstanding Community
Association Fees due. We have been in contact with the new
homeowners of 803 Mountaintop Drive. There was some confusion with
the transfer of these fees during settlement, and they assured us
that they will promptly address this matter. There has been a
reoccurring problem with the Barajas’ at 821 Mountaintop Drive not
paying their dues on time. They have been contacted numerous times
regarding their lack of payment, and still have not paid to date.
They are currently being charged the late fees as discussed from the
previous meeting.
Landscaping Update: Our new
company (Satiro) started off doing a great job with the mulching and
flower beds. Since then, we have had a few problems. They have been
notified by letter that they must maintain the lawn and weeds as
stated in our contract, or we will be seeking a new landscaper next
year. On a positive note, they gave us a very good, competitive rate
to seal coat the walking path and take care of some trees that
needed attention. They completed the walking path a few weeks ago,
removed the trees behind 841 Mountaintop that caused damage to the
path, and removed several other dead and fallen trees in the common
ground areas.
By-Law Discussion: It was noted
that there have been several unapproved structures on different
properties. Please be aware that in addition to getting approval
from the township, it is mandatory to present your plans to the
Board BEFORE building any structure on your property. If you have
any questions regarding this, you can refer to pages 18-22 in the
Skippack Ridge by-laws. We will look into having these by-laws
posted on the Skippack Ridge web site as well for your convenience.
Miscellaneous topics: Please note
that there is no dumping permitted into the common ground wooded
areas and tree lines. This includes the dumping of grass clippings.
There was discussion once again about neighbors
walking their dogs without the use of leashes and allowing them to
relieve themselves in neighbor’s yards. Please be responsible for
your pet and considerate to your neighbors. It was also noted that
people from Hillendale often use our walking path to walk their
dogs, and use the common ground for their own recreational
activities. We will look into small signs to place at the entrance
of the paths, stating that the path and common ground are for the
use of Skippack Ridge residents only.
