Treasurer’s Update:

Budget
Current budget for 2009 was discussed. Most notable was the fact
that the HOA has run a deficit for the last several years due to
rising costs of services. The next BOD meeting will be used to
determine the budget for 2010, including a possible increase in
homeowner dues. (

Outstanding Dues
Two homeowners have not paid their 2009 dues. The board will be
sending a letter to these homeowners requesting payment,
including late payment penalties.
Landscaping Update:

Tree Replacement
An inquiry and quotation will be sought for the replacement of
the dead tree adjacent to Cooney residence at 826 Mountaintop
Drive.

Tree Removal
A quotation will be sought for removal of several dead trees on
common property adjacent to homeowner’s properties.

Entrance Area
A quotation will be sought for powerwashing of the entrance area
fence and gazebo area. Additionally, the lighting in that area
is in need of an upgrade. The lighting installed is not
commercial grade lighting and the bulbs have burned out quite
often. To date the bulbs have been replaced on an as needed
basis by the BOD. Replacement of the lighting system with
commercial grade lighting has not been budgeted and will not be
completed this year. A low voltage wire has also been severed
preventing some of the lights from working properly. The BOD
will attempt to repair this wire and contact an electrician if
required.

Long term street parking
Homeowners are reminded that it is against the bylaws to park
trailers and RVs in the neighborhood and on neighborhood streets
for more than a few days. Any homeowners that are in violation
of this bylaw will be receiving written notice by the board of
directors reminding them of this regulation.

No Solicitation Signage
Residents have requested a “No Solicitation” sign be placed at
the entrance of the neighborhood. The BOD will purchase and
install a sign at the front entrance.

Skippack Ridge Bylaws Reference:
(m) Driveways and streets and other exterior parking areas on
the Property shall be used by Owners and occupants for four
wheel passenger vehicles, two wheel motorcycles and standard
bicycles only. No recreational vehicles, vans (other than
non-commercial passenger vans), mobile homes, trailers, boats,
trucks (other than non-commercial light trucks) or commercial
(whether or not registered as a commercial vehicle with the
State Department of Transportation) vehicles shall be permitted
to be parked on the Property, except on a day-to-day temporary
basis in connection with repairs, maintenance or construction
work. Vans, recreational vehicles, trailers, trucks or
commercial vehicles may be permitted to be parked entirely
within dwelling garages or by rule or regulation of the Board of
Directors. Passenger vehicles may be permitted to be parked on
the driveway and in the garage on lot.
(j) No trucks (other than pick-up trucks), buses, horse
trailers, boats or boat trailers, camping trailers, travel
trailers, self propelled or otherwise, may be kept on the
property habitually unless same shall be adequately housed in a
garage. No automobiles, motorcycles, or motorized vehicles of
any kind may be kept on the property for a period in excess of
thirty (30) days unless they are in operable condition.
